In a market where inventory is still building, the best deals often happen behind the scenes. We maintain a Private Inventory of off-market properties—homes and investment opportunities that haven't hit the MLS yet.
October is a great time to tackle the little maintenance jobs that are easy to overlook before winter arrives. While most homeowners remember the roof and gutters, take a few extra minutes to check the less obvious areas of your property.
🔹 Test exterior outlets and GFCI protection — Make sure outdoor outlets are working properly and protected before winter weather arrives. 🔹 Check your sump pump — Pour a small amount of water into the pit to make sure the pump activates and drains properly. A working sump pump can be especially important during heavy rain and spring thaw. 🔹 Inspect your chimney and fireplace — If you plan to use your fireplace or wood stove this winter, have it inspected and cleaned as recommended. 🔹 Look for gaps around pipes and utility lines — Small openings around the foundation can allow cold air, moisture, and even unwanted critters into your home. 🔹 Reverse your ceiling fans — Switching them to clockwise rotation at a low speed helps push warm air back down into the living space.
The takeaway: A few minutes of preventive maintenance in October can help you avoid an expensive, and very inconvenient, winter surprise.

Here’s a little Maine history you probably won’t hear every day: there are former Maine communities that essentially disappeared from the map.
One fascinating example is Flagstaff Village, a community in western Maine that was abandoned after the construction of Flagstaff Lake in the 1940s. The area was flooded to create the reservoir, and the former settlement was submerged beneath the lake.
Today, when water levels are low, remnants of the old landscape can sometimes become visible, including old roads, stone walls, and foundations.
🌲 A little perspective: What may look like an ordinary stretch of Maine wilderness can sometimes hold the remains of an entire community beneath it, a reminder that Maine’s landscape has changed dramatically over the generations.
Maine has a lot of history hiding in plain sight!
