We are actively expanding our portfolio of income-producing assets across Maine.

Dirigo Housing Investments is the acquisition arm of our real estate ecosystem. We specialize in identifying underperforming or undervalued assets and applying our management expertise to revitalize them. We are currently reviewing opportunities that meet the following criteria:

Asset Classes:

  • Mobile Home Parks: We are aggressively seeking parks with 10+ pads. We consider all conditions, from stabilized communities to turnaround projects with infrastructure challenges.

  • Multi-Family Residential: Apartment complexes and portfolios (5+ units preferred).

  • Small Bay Industrial/Flex: similar to our Hutchins Street project—service-oriented commercial spaces.

Target Markets:

  • Primary focus: Androscoggin, Cumberland, and York Counties.

  • Secondary focus: Statewide Maine opportunities with strong fundamentals.

Deal Structure:

  • We offer flexible terms, including cash closings, seller financing, and lease-option agreements.

  • Brokers Protected: We value our relationships with the brokerage community. If you bring us an off-market deal, we ensure you are protected on the transaction.

  • Fletching Holdings LLC is aggressively expanding its footprint in the Central Maine workforce housing market, currently under contract to acquire a 139-unit portfolio across five stabilized communities. This off-market acquisition spans from Monmouth to the Kennebec Valley, allowing us to leverage significant economies of scale by integrating these assets into our existing management infrastructure. By applying The Fletcher Group’s operational playbook, we are positioned to drive immediate NOI growth through expense reduction and strategic value-add initiatives.

    As we scale to over 225+ units under management, Fletching Holdings is opening a limited capital round for sophisticated partners. We invite qualified investors to participate in this syndication, offering a unique opportunity to secure passive cash flow and tax depreciation benefits in a historically recession-resistant asset class.

  • 241 Congress Ave in Bath is a 4 unit commercial retail center comprised of 4,780 SF purchased by DHI in 2012. While not a residential property, the opportunity to purchase this commercial property was presented under a sale-leaseback with the former owners.

  • KDF Holdings is a holding company for single-family and mobile home community investment properties for DHI. Its current holdings—including the recently acquired Pines MHP in Damariscotta—offer tenants quality housing opportunities and rental rates nearing 10-15% below fair market value. While KDF Holdings maintains a strong footprint in Lewiston and Auburn, it is aggressively seeking additional purchase opportunities throughout Maine, with a focus on the Oxford Hills, Augusta-Waterville, and Midcoast regions.

  • Squire Court is a 29 unit Mobile Home Park located off Route 133 in Winthrop, Maine. The park is ideally located in a rural setting yet incredibly convienant location close to town center and Augusta.

    Home ownership opportunities exist in the park as ownership moves to sell park owned homes to the residents. Message directly for purchase opportunties.

  • Serenity Springs is a 29 unit Mobile Home Park located off Weeks Mills Road in Windsor, Maine. The park is ideally located in a peaceful rural setting and offers the residence of the park larger sites with plenty of yard area for each home and additional acreage for privacy.
