🌲 Lakeside Living: New Belgrade Units, Off-Market Deal Sourcing, & The "Siding" TrapNew portfolio deep dives, off-market investment secrets, an expensive exterior mistake to avoid, and 5 fresh weekend events across Maine.
If you feel like the local real estate market is moving fast, you're right. We are exactly one week away from July 1st, and our teams are pushing hard to onboard our newest properties.
But this week, we aren't talking about the usual city rentals. We are pulling back the curtain on a newly managed cluster of units in the highly competitive Belgrade Lakes region, dropping a major strategy update for our investor network, and giving you an unedited look at a costly property damage trap most people ignore until it's too late.
🏘️ Private Inventory Spotlight: The Belgrade Lakeside Build
When we say exclusive, we mean it. These units aren't sitting on the public MLS or standard rental boards. We have opened up access to our Belgrade Private Inventory—a premium, highly sought-after development designed for modern, high-efficiency living in Kennebec County (04917).
Summer inventory in the Belgrade Lakes region is virtually non-existent right now. Because this is part of our private inventory pipeline, our newsletter subscribers get the absolute first look before these are fully occupied.
The biggest complaint we hear from investors right now is that the MLS is picked clean. To build real equity, you have to build a pipeline outside the traditional public channels. Here is how our team is currently sourcing off-market opportunities across Maine:
Direct-to-Vendor Probate Tracking: We monitor county-level records for properties transitioning through estates. Families inherit properties they don't want to manage; we approach them with fair, clean, fast-cash offers before a listing agent ever enters the picture.
The "Tax Delinquent" Pivot: We target properties 2+ years behind on municipal property taxes. A simple, empathetic outreach offering to clear their lien and put cash in their pocket solves a massive problem for the owner while securing a deep-discount asset for our investors.
Want to get on our internal, exclusive broadcast list for off-market multi-families before they launch? Hit reply to this email your target zip codes.
In a market where inventory is still building, the best deals often happen behind the scenes. We maintain a Private Inventory of off-market properties—homes and investment opportunities that haven't hit the MLS yet.
With the intense mid-summer rainstorms and humidity hitting Maine right now, your property's landscaping could be quietly destroying your exterior walls.
The Tip: Walk the perimeter of your properties and look closely at where your landscape mulch meets your siding. There must be a minimum of 6 inches of exposed foundation between the ground/mulch line and the bottom of your vinyl or wood siding.
The Win: When fresh mulch is piled directly against siding, it traps moisture, creates a highway for carpenter ants and termites, and causes wood rot or severe vinyl discoloration within a single season. Spending 10 minutes raking mulch away from the foundation line right now eliminates a $3,000 exterior remediation bill this fall.

You won't find this in standard New England tourist brochures: Deep in the wilderness near Moosehead Lake lie the remains of a forgotten, sunken railroad system.
In the late 1800s and early 1900s, Maine's logging boom was so massive that companies built temporary railroad tracks directly onto the thick winter ice of the lakes to haul thousands of tons of timber. In the spring of 1901, the ice melted far faster than expected. A massive, fully loaded steam locomotive broke straight through the ice and plunged to the bottom of the lake. To this day, the perfectly preserved steam engine rests under the dark waters near Kineo, a literal ghost ship of Maine's industrial past.
